Police vow to make residents feel safer

Oldbury residents have been have promised by police that they will clamp down on yobs who are plaguing the area. There has been a marked increase in the number of problems where youths are continually causing problems and burglaries have also increased.

The town centre is also being targeted by officers who want to see an end to the increase in crime. The police are keen to have regular meetings with residents where problems can be discussed. The behaviour of the yobs is raising concerns about the safety of residents, many of whom have been a victim of theft, meaning they have had to claim on their buildings and contents insurance policies. Four of the group have been handed ASBOs (Anti-Social Behaviour Orders) and a further six have been given ABCs (Acceptable Behaviour Contracts). In addition another three of the offenders have received both the 1st and 2nd stage warning letters prior to an ABC issue.

Sergeant Darren Jones, from the Oldbury Neighbourhood Policing Team, said “An action plan has been put in place to tackle an increase in crime and people having to claim on their house insurance quotes in Oldbury town centre. Visibility will increase in the town centre and a robust offender management style will be taken against known offenders. Officers are keen to develop a retail watch so that local shops can raise concerns and share best practices regarding crime prevention.”

The police have had numerous complaints regarding anti social behaviour and residents have raised concerns about the number of burglaries and damage to vehicles in the area. They have made sure that there is an increase in the visibility of police officers and PCSOs in the neighbourhood in the hope that it will help. The PCSOs have also given out crime prevention advice to residents. The next Neighbourhood Watch meeting will take place in three weeks time.

House-builder selling twice as many homes in the South

Bovis Homes has claimed there is definitely a north-south divide in the housing market after figures revealed that they are selling twice as many homes in the South compared with the North and Midlands. This news echoes other builders and property groups who are also reporting a massive divide between the two areas.

The house-builders have also announced that they will be opening more sites in the South where the market remains active. Bovis currently build new properties which will be covered by cheap home insurance as far North as the M62 motorway but despite reporting an increase in half year revenues and profits, it is the group’s Southern outlets that are delivering better sales.

Chief Executive David Ritchie said: “In terms of the facts of the market I’m selling twice as many in the South as I’m in the Midlands and the North, and therefore if I’m going to put money into a new site it’s likely I’m going to put it into the South, rather than the North. When you get the right location in the North it still works. We’ve a long-standing history in the North, but it’s more difficult for us.”

The group increased their land holdings to 18,000 which is up 1,000 on the previous year. They have 1,200 plots in the North but have no plans to increase this or get house insurance quotes until the housing climate changes. The comments from Bovis will only increase the concerns of house-builders throughout the United Kingdom who expect the housing market to remain the same for at least the next twelve months. About 20 % of the Bovis volume was from shared equity sales to ease the burden on first-time buyers. However, they hope over time to change this as the company don’t envisage being a lender as well as a builder long term. As with most other players in the sector they hope the banks will help all builders by lending at higher loan-to-value.

Local people to benefit from newly built properties

The thirteen new properties that will be built in Dedham, Essex will only be sold to people from the village that have either lived in or worked in the parish for a minimum of two years.

Colchester-based Hills Developers want to build the homes at Hallfields Farm under plans to preserve rural communities. Both the Parish Council and Dedham Vale Society are backing the plans because they feel it will stop local residents being priced out of buying a new home which they would protect with buildings and contents insurance. The long term plan of the council is to bring in the initiative throughout the borough. Other rural areas in the United Kingdom are also waiting to see how well the scheme works.

Robert Cannon, chairman of Dedham Parish Council’s planning committee, said “We feel we have a responsibility to provide suitable housing for everyone and this is important in order to preserve our community and ensure we are providing what people want and need. It is part of our village plan to provide starter homes and homes for people to retire. These people want to stay in the village, but once their children leave home and they get older they need somewhere smaller to live, but at the moment they have nowhere to go.”

Everyone is behind what they think is a very clever and forward-thinking initiative. The whole community were consulted throughout the process and they are very much in favour of it, other areas may copy the scheme providing the right balance can be struck. The council and Dedham Vale Society both want to encourage a scheme which provides some good-quality affordable housing and house insurance quotes in rural areas for local people only. It is also very important for rural villages to keep their identity without the need for mass developments.

Home hunters warned that internet conmen are on the increase

Police in Scotland are warning people who are looking to rent a property in West Lothian to be wary of possible fraudsters. The area has been targeted by criminals running an internet scam and any would-be tenant could easily become a victim.

The gang are posing as landlords and have so far tricked a number of vulnerable house hunters out of thousands of pounds in deposits. The conmen are asking for the possible tenant to wire the deposit as proof that they can cover the rent, get house insurance quotes and then using a fake ID to go and pick up the money for themselves. Single mum Charise Watson was conned out of £700 after she was contacted by one of the gang. Miss Watson had put an advert on the internet as she was looking for a three bedroom property that she planned to protect with household insurance. After contact was made she was sent pictures of a property in Craigshill. However, when the mum of two young children asked if she could view the property she was asked for proof she could pay a deposit.

Miss Watson Said: “They asked me to go to a Western Union office and transfer £700 to someone I knew in the UK and send them proof of the receipt. I thought sending it to myself was the safest way as I was told that without the unique reference code then no one else could get access to it but me. I sent them a picture of the receipt by e-mail but then he said he needed to see another transfer for £700 to show I could cover the rent.”

This set off alarm bells and she decided to go back to the Western Union office and get her money. But when she did, it was gone — someone from the gang had walked into a London branch of Western Union with a fake ID and they were given the cash. Western Union told her that there was nothing they could do about it and they were not liable. Miss Watson has since found out that she was not alone in falling victim to the scammers and is now hoping the police warning will stop others falling for the same ruse.
